§ 16.04.040. Purpose.

  • The purpose of this title is to provide rules, regulations, requirements and standards for the subdivision of land within the city to:

    A.

    Regulate the subdivision of land;

    B.

    Promote orderly growth, development, and ensure that the character of the developing area is safeguarded;

    C.

    Ensure that proper provisions for all public facilities including circulation, utilities, open space and services shall be made;

    D.

    Facilitate adequate provision for water, sewerage, drainage, parks and recreation areas, sites for schools and school grounds, and other public requirements;

    E.

    Provide for proper ingress and egress;

    F.

    Promote safe and convenient travel by the public on streets and highways;

    G.

    Promote the conservation of energy and resources through energy efficient land use and design;

    H.

    Insure that the general tax-paying public is not burdened with those development costs which are more appropriately the responsibility of the original developer;

    I.

    Prevent overcrowding of land by providing adequate open spaces and balanced, attractive communities;

    J.

    Require uniform monumenting of land subdivisions and conveyance by accurate legal description; and

    K.

    Further the goals and objectives of the city comprehensive plan and all its elements through the subdivision of land.
